Spring! Glorious time of inclement weather, baby animals and signal for gym owners everywhere to rub their hands in glee.And, since it’s spring and you are an IPP ( interested property person) this issue of EQ News looks at real estate buying tips with EQ Homes super salesperson, an invitation to watch EQ TV and read our EQ Magazine, and, of course, we have the usual updates of on our Equinox developments, plus a scrumptious seasonal recipe and our usual natty banter.

Hello again – Redoubt Ridge New Showhome

Our Redoubt Ridge Project Stage One is well underway. We have moved our new showhome to its new home within the first street of the project. Showhome will be open weekends by appointment (whilst construction continues around it) and will open for regular hours once works on the street have moved on.If you’d like to sneak a peak at these lovely light filled homes, and get in early to purchase the final stages of Redoubt Ridge, call Aman Pannu | 021 508 027
We shouldn’t really be telling you the trade secrets. It’s all very simple. When you are negotiating ask for extras and write that into the contract. Always make the contract conditional on your lawyer/ advisor’s total approval of the house and contract (most agents give you a clause that relates only to the contract and it’s hard to disapprove of that when it’s written on the joint law society /reinz form). Ask to spend a few hours in the house alone. Try out driving into the garage, putting clothes on washing line (what…no washing line?) look into the cupboards, lie on the bed etc Often you only get to test drive a house for minutes at a time, but demand more time (and not with a hovering agent) Finally ask the agent for help with getting funding. They have really efficient contacts in the brokering business.
White Heron Flies Out The Door
In the good old days we funded a developer that purchased the old cliff top Parnell prime ( ministers ) steet White Heron Hotel. Suitable for 40 ultra luxury apartments, the site was a winner. However after the Asian crisis of 2000 and the GFC of 2008 we weren’t looking so smart. However we persevered in building 19 luxury apartments during the GFC and were left with 12 of them for many years. The last few months we have sold 6 at decent price points. Why now? Clearly there is a move for younger people to move to apartment living (convenience, security, flexibility) plus not a lot has been built so in reality there is a shortage of decent apartments. Expect to pay $12,000 to $15,000 a m2 and if you miss out on the last 2 we have in White Heron then you can always even better apartments at Orakei Bay Village…another Equinox Project. Progress on other projects

  • Redoubt Ridge -r Stage One houses are taking shape and our new Showhome/Sales suite is now open . Drive up Joseph St, Flatbush and flow the signs. Showhome is open on the weekends or by appointment.
  • The Grove – Stage Two on sale now. Upgraded specs and of couse upgraded prices! Stage One sold out. Stage One site works underway. Stage 1 Houses under construction starting October for completion in January/February. Our new sales suite will be open and running from end September. Open on the weekends.
  • Takanini Central – Site works for initial residential houses nearing completion, and first houses under construction now. These will be complete this Spring. New Sales suite open weekends at 55 Takanini School Rd. Look at our live work. Exceptional value and exceptional design.
  • Orakei Bay Village – Demolition date set for October 2014. Stage 2 launched early October. Visit our sales suite at 228 Orakei rd, Remuera.
  • 88 Broadway – Piling for platform over rail line to be started over Christmas period. Our sales suite at 88 Broadway is open daily. Come visit

Spring also sees the advent of the latest Equinox Sales Suite located at our 88 Broadway site, directly opposite Freedom Furniture on Newmarkets main stretch.
